CredReport by CredMe UAE

CredReport: a document, not a dashboard.

A CredReport is CredMe UAE's written assessment of your mortgage position. You get it at the end of the consultation, prepared the way a private bank would prepare it for a client. It is dated and versioned. You can download it, send it to whoever is buying with you, or take it to any broker or bank in the country.

What is inside

Your position in one sentence

What you can borrow, what the property costs you in cash, and whether the financing cap or your income is the thing limiting you.

The gap most people miss

If you qualify for an 80% mortgage but your income only supports less, the difference has to come from your own cash. We show that gap and explain the regulation behind it.

Every cost on transfer day

Deposit, transfer fee, agency, bank arrangement and mortgage registration, itemised, with each line explaining where the number comes from.

What would change your position

Ranked by what each is worth in dirhams. Reducing a card limit you never use is often worth more than anything else available to you.

Lenders that fit your file

Ranked by fit rather than by rate alone, with the reasoning shown. The cheapest rate is frequently the wrong choice, and we say why.

How stable the payment is

What the monthly figure is exposed to, so a fixed period ending in three years is something you decided on rather than discovered.

CredBrain recommendation

You could release AED 300,000, and a better rate absorbs part of the cost.

Moving your existing AED 1,200,000 to 3.75% saves AED 3,477 a month, and the AED 300,000 you take out costs AED 1,594. Net, your payment changes by AED 1,883 a month: the rate saving is paying for part of the release, so the cash is not free.

Dubai Islamic Bank, Buyout Equity (Islamic)

3-year fixed rate

Costs less over the 25-year term used for this analysis than the next option, once any rate change after the fixed period is counted. This holds the current rate for the period after any fixed term, because no reversion rate is published for it.

What to keep in view

The released cash has its own cost: about AED 1,594 a month for 25 years, separate from the rate saving on the balance you already owe. That is the number to weigh against what you plan to do with the funds.

Initial monthly payments exclude insurance unless stated separately. Future variable payments can change.

How to read the variable period

The benchmark can move. The contractual margin and any floor determine the rate applied at a reset. A future payment is an illustration, not a guaranteed saving.

Long-term comparisons use the assumptions in the detailed analysis. They do not replace the product-specific fixed-period assessment.

The evidence behind the recommendation.

The equity you would release

You would take AED 300,000 out of your property.

Your mortgage goes from AED 1,200,000 to AED 1,510,000, and you receive the difference in cash. That is 60.4% of what the property is worth, against 48.0% today.

What the cash actually costs

The money you release costs about AED 1,594 a month.

Your payment overall changes by AED 1,883 a month, but that single figure hides two things happening at once: moving your existing AED 1,200,000 to 3.75% saves you AED 3,477 a month, and the new AED 300,000 costs AED 1,594. The rate saving is paying for part of the release. The release is not free.

What it could buy

The AED 300,000 you could release may be enough to fund the deposit on a property of around AED 750,000.

A second property is financed up to 60%, so the released cash would cover the 40% deposit. The mortgage on top of it would still have to fit within your income, and that is the limit worth checking before committing to anything.

These full-term figures retain the source comparison’s rate assumptions. They are not a forecast of future variable rates. For refinance + equity, the whole-facility comparison includes the cost of additional borrowing; the fixed-period panel separates the existing debt.

Three ways to restructure

The existing strategy illustrations separate lifetime cost, monthly cash flow and access to capital. Their rate assumptions are not a forecast of future variable rates.

You came to release capital, and AED 300,000 is available while restructuring at the lower rate: your new payment is AED 8,054 a month, of which about AED 1,600 is the cost of the cash. If your priority is instead the lowest interest cost, refinancing the balance on your current 15-year term saves about AED 83,821 over the term. CredBrain’s view

This is two decisions. Refinancing the existing balance on your current 15 years is the lower lifetime-cost move: it lowers the monthly payment and the total. Extending the term lowers the monthly further, at a higher lifetime cost, if cash flow matters more to you. Releasing the AED 300,000 is the separate objective this refinance achieves: worth doing if that cash is worth AED 1,594 a month for 25 years to you, which is the one only you can answer.

The next step is to see which lenders would support a release of this size on your profile.

Conditions that matter

For how many years would you like your monthly payment fixed?

How long do you expect to keep this mortgage before selling or refinancing?

Some costs are shown as a range because no verified figure was available for your emirate or lender. The total could land anywhere inside it.

Every figure here rests on the property value you gave us. A bank valuation below it would reduce what you can borrow and raise your loan-to-value.

Your income is as you stated it. A lender will assess it from documents, and a different assessed figure changes what you can borrow.

The rate is the one available today on the panel. It is not an offer, and it can move before you complete.

Eligibility here is modelled from lender criteria. The lender underwrites and decides, and can decline for reasons no model sees.

The property's lending limit is what caps this, not your income, at 80% of AED 2,500,000, AED 800,000 is the most additional equity this property can release beyond your current mortgage balance.

Prepared from your report record. All figures are indicative and subject to lender assessment and a formal offer. Property value, income, product availability and interest rates can change.

How it is produced

Every figure is calculated from dated policy records: Central Bank of the UAE lending limits, current transfer costs, and lender criteria. The document records which policy version produced it, so any number in it can be traced back to the rule behind it.

No language model calculates anything. It explains what the engine produced, and nothing more.
