Short answer

Two things decide what you can borrow in the UAE, and the lower of the two is your answer: what the property allows, and what your income supports after your existing debts.

This calculator works out both, tells you which one is holding you back, and prices it at a rate you could actually get. It is an estimate, not an approval.

What does this calculator work out?

The first limit comes from the property. A bank will only lend a share of what it is worth, and that share changes with your residency, whether the property is ready or off-plan, and whether it is your first.

The second comes from you: how much of your income can go towards debt once everything you already owe is counted.

Most calculators apply one of those and call it an answer. This one applies both and tells you which is binding. No credit check is run, nothing is sent to a bank, and the final lending decision always belongs to the bank.

Lenders that fit

Ranked by how well they fit you, then by total cost over your term, not by headline rate.

Two terms come up throughout. Loan-to-value, or LTV,is how much of the property’s value a bank will lend you; the rest is your deposit. Debt burden ratio, or DBR, is how much of your income can go towards debt payments, including the new mortgage. The regulatory ceiling for DBR is 50% of gross salary and regular income from a defined and specific source. A UAE mortgage can run for 25 years at most, and the maximum LTV changes with your residency, the value of the property and what type it is.

Those are maximums, not promises. The regulations set minimum standards, and banks may apply stricter limits of their own, which is why a calculated limit is a limit and not an offer. What UAE banks look at covers that in full, how LTV works covers the property side, and how DBR works covers the income side.

What happens if I change the rate?

The calculator starts from the cheapest product you are actually eligible for. You can replace it with a rate of your own to see how the payment moves, a higher rate raises the monthly figure, a lower one reduces it.

What it does not do is change your position. A rate you type in re-prices the monthly payment and nothing else: it does not change your eligibility, how much you can borrow, or which banks match you. That separation is deliberate. A rate you picked is a scenario, not an offer, and it should not be able to flatter the rest of the answer.

Nothing here predicts where rates will go. The calculator prices what is available now.

What is EIBOR, and does it change my payment?

EIBOR (the Emirates Interbank Offered Rate) is the benchmark UAE banks use to price variable mortgages. A variable rate is quoted as EIBOR plus the bank’s own margin: the margin is agreed in your offer and stays put, while the benchmark part moves with the market, so your payment resets as EIBOR does.

A fixed-rate mortgage ignores EIBOR until the fixed period ends. Most UAE fixed products then revert to a variable rate priced from it. So the benchmark eventually matters to nearly every mortgage: it is what decides what your payment becomes once the fixed years are over, and it is why two offers with the same headline rate can age very differently.

Which journey should I choose?

Buying asks what you can borrow and what cash you need on the day. Refinancing asks whether moving your existing mortgage is worth what moving costs. Refinancing with equity release adds cash on top of the balance you are paying off. And equity release is for a property you own with no mortgage on it today.

These are not the same calculation with different labels. Each asks for different things and gives a different answer, so pick the one that matches your situation before reading the figures.

What can’t a calculator tell you?

It can estimate your position, compare scenarios, and show how an assumption changes the result. That is genuinely useful before you speak to anyone.

It cannot approve you, make you an offer, or stand in for a bank’s own checks. It cannot commit any bank to a rate or a decision. Two people with identical figures can get different answers, because each bank applies its own policy to the file in front of it.

Questions about the mortgage calculator

How much can I borrow for a mortgage in the UAE?
It depends on two limits, and the lower one decides it: what the property can carry under its loan-to-value band, and what your income supports once your existing commitments are counted. The calculator applies both and shows you the figure that actually binds, rather than the larger of the two.
How is my minimum down payment calculated?
From the loan-to-value band that applies to your profile and the property, not a fixed percentage. It moves with your residency and your income type, so a self-employed applicant assessed on limited documentation will see a higher minimum than a salaried resident on the same property. If you enter less than the minimum, the calculator tells you the shortfall rather than quietly raising your figure.
Can I put down more than the minimum?
Yes. Enter whatever you plan to put down and the calculator prices that, reducing the loan and the monthly payment accordingly. Your figure is used as entered.
Does the calculator work for self-employed applicants?
Yes, and it does not treat business income as salary. Self-employed profiles are assessed against their own policy, including the documentation tier that applies, which affects both the financing available and the minimum down payment.
Where does the rate come from?
From the lowest-priced product you are actually eligible for, checked against the same rules a full assessment uses, journey, residency, income type, the property, the loan amount and the lender panel. It is not a market average or a headline rate, and if nothing matches your profile the calculator says so instead of showing a number.
Can I use it to refinance an existing mortgage?
Yes. A rate-only switch is priced on the balance you are actually moving, not on the room left in the property, so what you see is the cost of refinancing what you owe. You can also release equity at the same time, and the calculator prices the balance plus the amount you ask for.
Can I use it for equity release?
Yes. Lenders differ sharply here, ceilings across the panel range from 80% of the property value down to 20%, several will not lend to non-residents at all, and some restrict what the money can be used for. The calculator asks what the funds are for and shows the maximum supported by lenders you actually qualify with, rather than a theoretical figure based on the property alone.
Is this a mortgage approval?
